Bluebird Land Planning
Good land planning works on many levels: from the careful sighting of a house in relationship to the landscape, the gardens and weather to a vibrant new farmland community surrounded by organic fields and shared natural habitat
With decades of work in the Hudson Valley and as Master Land Planner for The Stewardship on Millbrook Road - the valley's first sustainable and smart design Master Planned Community - the Blue Bird Group is a proven local resource for successful green development.
Our service includes feasibility studies, master plans and project scheduling.
-
We can assist in obtaining municipal approvals and provide total project
management from concept to completion.
- We work with your resources or our team of local surveyors, attorneys, engineers, architects, builders, construction managers and brokers.
-
We work on single home-sites up to full community plans that create premium
value while preserving open space, providing for sustainable agriculture and
protecting natural habitat.
- As part of our mission to support sustainable agriculture, we offer integrated plans for farms, both active and fallow. We design sensitive "cluster" enclaves that offer financial return for the farmer while keeping prime lands productive and shared view-sheds along the road open and undeveloped.
For sellers, buyers, developers and residents in the Hudson Valley, there is a win/win path to a sustainable and vibrant future for our countryside.
Consultations and property reviews are complimentary.

Time for smart growth
Smart planning creates livable neighborhoods that are placed within a rich
farm landscape. Many "old school" developers are using outdated suburban style
plans from the 1960's, ruining roadside views with suburban track developments
on prime farm land - now lost forever.
To keep our countryside vibrant and rural we
have to design the future.
Even the "simple" sighting of a home can be improved with good planning. The
Bluebird design considers sun, shade, and orientation. We plan for seasonal
exposure, weather and prevailing breezes. We take a long view of existing and
planned trees, gardens and broader landscape, and the relationship to
neighbors and views. By applying our proven design and landscape "patterns" we
improve the experience of living in the residence. The days of dropping a home
into the middle of a lot are over.
Real benefit from good planning.
There is a path to a balanced and productive future for the rural landscape we all love.
Properties large and small can benefit from Bluebird's planning and design. Whether it's a family compound nestled in the woods or a full fledged Stewardship community surrounded by a growing and vibrant landscape, our love of the rural landscape guides our work. Our "toolbox" of design patterns are raising the efficiency of smart and sustainable planning practices. We specialize in projects the whole community gets behind. We are converting the widespread negative energy towards poorly planned development into support for good planning and a comprehensive solutions for the myriad growth challenges facing the Hudson Valley.
The Stewardship Community
This 225 acre Master Planned Community is a combination of prime farmland, meadows, and mature woodlands - all within a protected valley landscape. With 48 home-sites on the edges of fields and clustered along forest ridge lines, homes are surrounded by a protected growing landscape and wildlife habitat. A Homeowners Association owns the shared acreage and tillable land, the clubhouse, ponds, over 5 miles of trails, the greenhouse and community garden.
Bluebird Group planning solutions benefit homeowners, the Hudson Valley, the rural landscape and wildlife. Final Approvals granted January 2007.
In the Hudson River Valley and across New York State, we are losing farms, their rural landscape and our agricultural heritage. The Stewardship model creates room for growth within farms. Based on the European tradition, sites are located in the forested wood lot section and on the edges of cropland. Prime farm land stays productive, protected against development and forever open. With the insatiable demand for fresh farm products from metropolitan areas, the Hudson Valley is poised for a new era for farming the Hudson Valley can be the brand for fresh organic products. It's only natural... after all, some of the first farms in the new world were right here!
Bluebird feasibility studies and project planning services include modeling systems that provide decision metrics and data. Bluebird Stewardship Projects create added competitive value by standing out against the "old school" competition. Compared to track style developments and their run-of-the mill houses, Bluebird projects offer customers a much richer, deeper and more resonant country living experience. With our planning efficiencies and efficient approval times, we compete straight up with the patterns of uncontrolled growth, while enjoying the satisfaction of working towards a rich and sustainable future in the valley.
Group Seminars and Presentations: Bluebird Balanced Growth power-point presentations are free. These informal interactive sessions focus on getting input to create smart growth solutions. With a shared vision, we can all work together. Landowners, farmers, real estate pro's, advocacy organizations, and developers can all have an interest in a sustainable and smart growth future. Help Bluebird design practical alternatives to destructive poorly planned development practices.
Let's make the Hudson Valley the national model for smart and sustainable growth.
