What We Do

The firm’s purpose is to generate quality real estate investment opportunities primarily of unimproved land. Land has advantages over improved properties in the purchase leverage possible, lower holding cost, and anticipated return margins. Tim Lundquist the company’s founder runs the opportunity and acquisition “front end” of the business. Working with Tim, the “group” consists of county real estate professionals, investors both in the county and downstate, and providers like surveyors and engineers that work on the projects as they move through the development process.

While the Blue Bird prospecting process includes constant review of all listed and advertised real estate in the county, the firm also uses a proprietary land lead generation system based on the founders personal experience in land planning subdivisions in 4 counties on the Hudson, and his working closely with a regional manager for acquisition for the largest land development company in the country. With this approach, the firm finds real estate investment properties that have not been listed or come to the market in the traditional form.

The firm only generates “investment grade” prime properties that are ideal for residential development. Once identified, these properties are put through a feasibility template that recommends the path towards the goal of a significant return for the investors and the firm. The company develops opportunities that range from quick profits to longer term projects that meet the more strategic financial goals of our investors. The second main focus of the company is the development of Private Wildlife Stewardship Communities. These projects are described elsewhere.
